Send me the property – I'll say buy or pass, and what discount I can get you
You send the property you’ve picked. Or just tell me what you’re looking for. I ask questions, you answer. Then I tell you straight: buy it or don’t – and what discount off the lowest price you were quoted I can get you. Sometimes the answer is don’t buy at all.
I don't charge for the review call. Budget from 100 thousand dollars – below that I won't be able to help, and I'll say so upfront.

Come before the deposit – until it is paid, you are tied to no one.

Six questions before the call
- What's your budget for the purchase
- Off-plan or something already built
- What are you buying it for
- Do you have the full amount or are you still saving
- When are you planning to close
- What you're looking at right now – a link, a price list, a contract
The bot asks these six, almost all with buttons – two minutes. I read the answers before the call, which is why twenty minutes work like an hour.
Then I tell you what I think about your property. If it’s overpriced, I’ll say so. If the developer is running too many projects at once, I’ll say that too.
And if you shouldn’t be buying at all, I’ll say that as well. It happens more often than you’d think.
If I see that my paid course would actually help you, I’ll tell you straight at the end. Buying it is optional.
What to bring
- – The project or developer name.
- – The contract, if you already have it. A draft or a sample – either works.
- – The price list or the offer they sent you.
Don’t have any of that? Come anyway. Then we’ll review your situation instead of the paperwork.
Who I’ll turn down
I don’t charge for the review call. But I don’t take everyone.
With a budget under $100k I won’t be much use to you – saying it upfront.
And if you’ve already figured out the market and just need someone to do the deal for you – I’m not your guy.
